Exterior Repainting of a Block in Mahmutlar
The facade of a block 200 metres from the sea, constantly exposed to salt air. Surface preparation took longer than the painting itself.
Why it had failed so quickly
The facade had been painted four years earlier but was blistering and flaking at ground-floor level. The reason was simple: the previous job skipped the primer and applied a finish coat straight onto surfaces with differing absorbency. The paint used was also not suited to coastal exposure.
What we did
- All blistered material scraped back, facade pressure-washed and left to dry for two days
- Cracks opened into a V, filled with flexible compound and reinforced with mesh tape
- Silicone-based primer applied to even out absorbency
- Two coats of water-repellent, breathable silicone facade paint rated for coastal conditions
- Drip details on sills and parapet copings corrected
Why it took 24 days
The painting itself was nine days. The rest was preparation and drying time. Compress those steps and you are back at the same point four years later; we explained this to the building management and they agreed to the longer programme.
