Full Renovation of a Two-Bedroom Flat in Oba
A 115 m² apartment that had to be finished before the season. Services fully replaced, bathroom and kitchen rebuilt from scratch.
Starting condition
Built in 2003 and untouched for fifteen years. Skim plaster was coming away in places and the bathroom had never been tanked; the flat below had a stained ceiling. The wiring ran in 2.5 mm² cable and the consumer unit had no RCD.
What we did
- Complete rewire with RCD protection and proper earthing
- Bathroom floor and walls tanked to 30 cm, followed by a 24-hour water test
- Kitchen and bathroom tiling replaced, new sanitaryware
- Skim plaster stripped and reapplied throughout, finished in breathable interior paint
- Laminate flooring in living room and bedrooms, over a properly levelled subfloor
The problem we hit
Opening the kitchen wall revealed galvanised pipework with a pinhole leak. It could not have been seen at survey stage; we discussed it with the owner, obtained written approval as an extra item and replaced that run. Four days were added to the programme.
